The Board of Directors authorized Nyman Construction to proceed with the following three contracts.  The first contract was for the sprinklers as ordered by the City of Rocky River, the second contract was for the new fire alarm system as ordered by the City of Rocky River, and the third contract was for the new elevators.

 

The sprinkler work began in early February. The rough-in portion of the work should be completed with in two to three weeks.

 

The fire alarm wiring installation is scheduled to begin this month.  Smoke detectors are required in all residential units.  The detectors are combination heat and smoke detectors.

 

Nyman has ordered the new elevators.  Work has begun on the existing elevator shafts to remove all the old equipment and to prepare the shafts to accept the new equipment. 

 

Hoping to get a jump on the unit reconstruction, Nyman Construction has taken it upon them selves to award a contract to their HVAC contractor.  Said contractor began working this week to install duct work in the third floor units.  Nyman also started painting the interior masonry walls in units 301-316 prior to the drywall being installed.

 

Jim Driscoll, Project Manager, Nyman Construction has met individually with all unit owners in units 101-115, 201-217 and 301-317.  Respective unit owners discussed possible changes to their units and Jim is in the process of estimating the costs of any changes.  He will report back to them in writing with a quote.

 

Nyman Construction is hopeful of being able to take one unit on the first floor near the lobby elevator and ready it as a model suite for all to see before unit owners select any finishes: paint, flooring, lighting, counters, cabinets, etc.  The finish items will consist of items that were approved by State Auto.  If individual finish items are not acceptable to a particular owner or they wish to upgrade an item, a credit will be issued.  Said credit can be applied toward owner selected finish items or upgrades.  

 

The next step for Jim will be to meet with the remaining unit owners – South End - to get their input into any changes they might like to make while their units are vacant.
